Develex is operated by VIA SOCIUM FZE, a company registered at Sharjah Research and Technology Innovation Park, Block B, Office B36-040, Sharjah, United Arab Emirates ("VIA SOCIUM," "we," "our," or "us"). This Privacy Policy explains how we collect, use, disclose, and safeguard your information when you use our real estate management platform and related services (collectively, the "Service"). Please read this privacy policy carefully. If you do not agree with the terms of this privacy policy, please do not access the Service.

Develex is committed to protecting your privacy and ensuring the security of your personal information. We are powered by Costimate and integrate with their services to provide you with comprehensive real estate management solutions.

2. Information We Collect

2.1 Personal Information

We may collect personal information that you provide directly to us, including but not limited to:

• Name, email address, phone number, and position
• Company information, including name, address, and commercial registration details
• Real estate development licenses and professional credentials
• Property details and client information
• Financial information related to property transactions
• Profile photos and uploaded documents

2.2 Usage Information

We automatically collect certain information when you use our Service:

• Log data, including IP address, browser type, and operating system
• Device information and unique device identifiers
• Usage patterns and interaction data

4.1 Business Partners

We may share information with Costimate and other trusted business partners to provide integrated services.

4.2 Service Providers

We use the following service providers to run Develex. They receive only what their service needs, to provide that service to us.

• Cloud hosting: Develex's servers, databases and files are hosted by a cloud hosting provider.
• Microsoft (Microsoft 365): sends Develex emails, such as invitations, payment reminders and alerts. The recipient's email address, the message and any attachment pass through Microsoft.
• OpenAI: powers Develex's AI features. AI can be turned off for a company on request. Develex sends OpenAI only what each feature needs:
  • Property details and lead drafts: the unit details or the text the user typed.
  • Agency look-up: the agency's name or website; OpenAI may search the web for it.
  • Document checks: images or PDFs of a client's or broker's documents (for example a passport, Emirates ID or trade licence), including the personal data on them, so the AI can read them. Broker document checks also run automatically when a broker's documents are added or changed.
  • AI assistant: the user's question and figures from the company's data. Names of clients, brokers, agents and leads, and unit numbers, are replaced with stand-ins before anything is sent.
  Under OpenAI's API terms, this data is not used to train OpenAI's models, and OpenAI may keep it for up to 30 days to monitor abuse. Develex asks OpenAI not to store the responses.
• Twilio and WhatsApp (Meta): send the customer portal verification code by WhatsApp. They receive the customer's mobile number and the code.
• MaxMind (GeoLite2): when a user signs in, the sign-in IP address is looked up in a location database that MaxMind supplies and Develex keeps on its own server, to record an approximate location (country and city) in the sign-in history, for security. The IP address is not sent to MaxMind or anyone else. This product includes GeoLite Data created by MaxMind, available from https://www.maxmind.com.
• Google Fonts and unpkg: pages load fonts and icons from these services, which see the visitor's IP address.

4.3 Legal Requirements

We may disclose information if required by law or in response to valid legal requests.

4.4 Business Transfers

Information may be transferred in connection with mergers, acquisitions, or asset sales.

5. Data Security

We use security measures to protect your personal information against unauthorized access, alteration, disclosure, or destruction. These measures include:

• Encrypted connections (HTTPS) between your browser and Develex
• Each company's data kept in its own separate database
• Access limited by user role and module permissions; signed-in users can only open their own company's address
• Private files open only for signed-in users of the right company, or through short-lived signed links
• Passwords stored hashed, never in plain text
• A sign-in history for each user

No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

6. Your Rights and Choices

You have certain rights regarding your personal information:

• Access: Request access to your personal information
• Correction: Request correction of inaccurate information
• Deletion: Request deletion of your personal information
• Portability: Request a copy of your data in a structured format
• Opt-out: Unsubscribe from marketing communications
• Account Settings: Update your preferences in your account settings

We retain your personal information for as long as necessary to fulfill the purposes outlined in this Privacy Policy, unless a longer retention period is required or permitted by law. When we no longer need your information, we will securely delete or anonymize it.

Some of the service providers listed in section 4.2, including OpenAI, Microsoft and Twilio, process data outside the United Arab Emirates, including in the United States.

Our Service is not intended for individuals under the age of 18. We do not knowingly collect personal information from children under 18. If you are a parent or guardian and believe your child has provided personal information, please contact us.
